02What the service covers

• Writing the listing and putting it online.
• Presenting it to our network of already-vetted candidates, before any public distribution.
• Taking the calls and enquiries, and sorting the profiles.
• Arranging the viewings and being there for them.
• Checking the applications and passing them to the managing agency or the owner.
• Keeping the search going until the lease is taken over, or until your move-out date.

We operate in Geneva · Nyon · Lausanne and the surrounding towns. Outside that area, we tell you as soon as you get in touch.

03Free of charge

The service is free for the outgoing tenant: listing, distribution, calls, viewings, checking the applications and passing them to the managing agency. No fees, no commission, no invoice, whatever the outcome of the search, including if no candidate is accepted in the end.

04The 10% bonus

If a candidate presented by Vends ton bail is accepted and signs the new lease, a bonus equal to 10% of the monthly rent excluding charges is paid to the outgoing tenant or to the owner.

• It is worked out on the monthly net rent of the lease taken over, charges not included.
• It is owed only if the successor comes from us. A candidate you found yourself does not give rise to it.
• It is paid by bank transfer to the account you give us, once the managing agency or the owner has confirmed that the new lease is signed.
• One payment per lease taken over, even if several people were named on the outgoing lease.

05What we do not guarantee

• No guaranteed turnaround. The 7 days often quoted are a usual turnaround thanks to the private network, not a commitment. Every apartment and every managing agency has its own pace.
• No guaranteed acceptance. The choice of the new tenant always rests with the managing agency or the owner. We prepare and present the best applications; the decision is not ours, and we never promise otherwise.
• Your lease is not automatically released. Presenting a candidate does not end your obligations. They end on the conditions of tenancy law, in particular those of art. 264 CO, explained in our guide.

06What we expect from you

• Accurate information about the apartment: rent, charges, floor area, date of availability. A mistake here wastes everyone's time, starting with yours.
• The right to publish the photos you upload. Only send us images you hold the rights to, with nobody identifiable who has not consented.
• To tell us promptly if the apartment is no longer available or if you have found a successor yourself.
• Fair use of the site: no automated harvesting of the listings, no cold-calling of the people who appear in them.

07The published listings

Listings reproduce the information supplied by the outgoing tenant. They are given for guidance and are not a contractual offer. The exact address is never published: only the town and the neighbourhood appear.

We may refuse, amend or withdraw a listing, in particular if the information is inaccurate, if the apartment falls outside the area we cover, or if publishing it raises a legal problem.

08Liability

We use the means necessary for the service to run properly, without any obligation as to the result. Our liability is excluded for indirect damage, and for damage arising from the conduct of a candidate, a managing agency or an owner, within the limits permitted by Swiss law. It remains full in the event of gross negligence or wilful misconduct.

09Your data

How we handle the data you entrust to us is described in the privacy policy, which forms an integral part of these terms.

10Changes to the service and to these terms

We may change the site, the service and these terms. The applicable version is the one published on the date you register; its date appears at the top of this page. A change affecting the bonus or the service being free is never applied retroactively to a search already under way.

11Applicable law and jurisdiction

These terms are governed by Swiss law, excluding its conflict-of-law rules. In the event of a dispute, and subject to any mandatory jurisdiction provided by law, the competent court is that of the publisher's registered office, given in the legal notice.
