Everywhere else, the person leaving pays to find their successor. We were the first in Switzerland to turn that around: the service is free, and a bonus goes back to the outgoing tenant. Almost four years on, it is still the only thing we do.
Why we exist
One letting,
two invoices.
When tenants leave their apartment, it is up to them to find a successor. Go through an agency and you pay, often a month's rent. And on the other side, the candidate who hired that same agency to find them a home pays as well. One letting, billed twice.
We decided to do the opposite. The service is entirely free for the outgoing tenant. And rather than charging them a month's rent, we pay them 10% of the net rent when one of our candidates signs, for their trust.

Where the network comes from
Two letting
agencies.
Vends ton bail is the lease-transfer service of Service Immobilier Genevois and Service Immobilier Vaudois, two letting agencies specialised in finding residential property to rent, each in its own canton.
That is where the private network comes from. Finding someone a home is our daily work: on one side tenants who are leaving, on the other candidates already searching and already vetted. Lease transfer is the natural extension of both.
We are not a managing agency: we do not manage buildings and we do not choose the tenants.

Listing, distribution, calls, viewings, checking the applications, passing them to the managing agency: it is all covered. No fees, no commission, whatever the outcome.
The private network first
Your apartment goes out to our already-vetted candidates before any public listing. Most transfers are settled at that stage, without the listing ever going live.
The managing agency decides
We prepare and present the best applications. The choice of tenant always rests with the managing agency or the owner, and we never promise otherwise.
We tell you straight
If your apartment will be hard to transfer, if it will take a while, if we do not cover your town: you will hear it right away, not three weeks later.
